1. Agreement to these terms

By using sellmyhousefastinminnesota.com or contacting Minnesold, you agree to these terms. If you don't agree, please don't use the site.

2. What we do

Minnesold is a Minnesota cash home buyer. We buy homes in a range of situations, including:

Our team includes a licensed Minnesota real estate agent. When a licensee is a party to a purchase, the license disclosure goes in the purchase agreement.

3. Offers are not binding until signed

A preliminary price range is an estimate, not an offer. A written offer is prepared after a walkthrough and becomes binding only when both parties sign a purchase agreement. Nothing on this site is a guaranteed offer, a promise to buy, or a promise of a specific closing date. Probate sales follow the court and attorney timeline.

4. Assignment

We may close with our own funds or assign the purchase agreement to another buyer. The purchase agreement will say so in writing. If it is assigned, your price, closing date, and terms do not change, and the same Minnesold contact stays with you through closing.

5. Closing costs and proceeds

On a sale to us, we pay the seller's standard closing costs as described in the purchase agreement, typically the Minnesota state deed tax (plus any county environmental surcharge), the abstract update or title search, and title company closing fees. Your mortgage, liens, and unpaid property taxes are paid from the sale proceeds. There is no commission on a sale to us.

6. Disclosures remain yours

Selling as-is means no repairs, not no disclosures. Minnesota's required seller disclosures, including the radon disclosure and the well disclosure statement where a well exists, remain the seller's legal forms.

9. Limitation of liability

To the extent allowed by law, Minnesold is not liable for indirect, incidental, special, or consequential damages arising from your use of the site or its content. Our obligations in any sale are set out in the signed purchase agreement.

10. Intellectual property

The text, design, and graphics on this site belong to Minnesold and may not be copied without permission.

11. Changes

We may update these terms. The "last updated" date above shows when they last changed.

12. Governing law

These terms are governed by the laws of the State of Minnesota.
